1031 TAX EXCHANGE
A 1031 Tax Exchange is a proven method for maximizing your total investment. The following example represents actual results from real life transactions:
An investor bought a 10 unit apartment building during the 1990’s for $420,000 with only the idea of using it to generate monthly income.
However, after holding this property for several years, it had appreciated in value such that the investor decided to sell it for $895,000. Although money had been spent on maintenance, repairs, and improvements, the investor still ended up with $400,000 in capital gains (profit), which would have been taxed as income.
Instead, the investor used the $400,000 to purchase three income properties with a combined value of $2,500,000 utilizing the IRS code; 1031 Tax Exchange.
Three years later, the investor sold one of the 3 properties. That sale generated enough capital gains for the investor to buy 3 more income properties. The investor now owns a total of 5 properties.
Six months later, the investor sells 2 of those properties and uses the capital gains to purchase 3 more income properties totaling the investor’s ownership to 6 properties. The value of that first $420,000 acquisition now exceeds $10,000,000!!!!
